In Seldon.Basis you can generate two types of reports on the property: "Main characteristics" and "Transition of rights".

Extract with the main characteristics

Extract from the Unified State Register of Legal Entities about the main characteristics and registered rights to the real estate object contains detailed information about the real estate object, including:

• Characteristics of the object, including cadastral number, address, area, purpose, name, number of floors, date of commissioning
• Cadastral value of the object
• Full name of the right holder or name if the owner is a legal entity
• Information about encumbrances
• Floor plan or a schematic representation of the location of the facility on the land plot

Such a statement will be necessary for those who want to confirm their rights to the property and enter into a lease agreement with potential customers. Also need those companies who are going to buy or lease commercial space and want to check them for encumbrances (whether the premises is not in the pledge of the bank and not imposed seizure).

Statement on the transfer of rights

A title transfer statement contains the history of the owners of the property. This extract is suitable for those who not only want to confirm their rights to real estate, but also to find out who owned the property before them. However, the Unified State Register of Immovable Property does not contain information on privatized properties, so the extract for such real estate will indicate that the requested information is missing.

How do I generate a statement?

Find the object you want in the side menu under "Other Checks". You can do this with the address or cadastral number.

Once you have ordered a statement, you will be able to track its status in the "My Reports" section.
